Edward Architects supports Gleeson’s affordable housing delivery across two regeneration schemes in Yorkshire

Two exciting regeneration housing schemes by leading affordable housebuilder Gleeson Homes are progressing in Yorkshire, with foundations set to begin in January 2025, adding 466 high-quality, affordable homes to the region’s housing stock.
Leeds-based Edward Architects is leading the architectural design for both projects, which are located on historically significant sites – a former colliery in Doncaster and a former railway goods sidings site in Leeds.
Edward Architects successfully obtained outline planning and reserved matters consent for Danum Glade, a 41.4-acre former colliery site in Warmsworth, Doncaster, which will deliver 333 affordable homes. Additionally, the team completed detailed planning, site design, and layout for Waterloo Sidings in Halton Moor, Leeds, while also leading the ecology and landscape design. Waterloo Sidings will provide 133 affordable homes.
The Danum Glade development in Doncaster will revitalize a vacant brownfield site on Broomhouse Lane, creating a vibrant community with 333 semi-detached and detached homes in 2, 3, and 4-bedroom options. The site is adjacent to the newly developed Edlington Country Park, which will include a proposed woodland trail and new access road from Broomhouse Lane. The development is designed to appeal to first-time buyers and young families in the area.
Waterloo Sidings in Leeds will offer 133 affordable homes, thoughtfully designed to blend with the local character. The development will include 2, 3, and 4-bedroom homes aimed at first-time buyers, downsizers, and growing families. New pedestrian footpaths will connect the site to Wykebeck Avenue, with access from Halton Moor Avenue.

“We worked on both projects from the very early stages and on the Doncaster site for the former land owner, Harworth Estates, where we provided early feasibility studies, so it’s satisfying to see the evolution of the scheme from conception through to construction.”
